The Math Behind Roof-First Sequencing

A solar array is designed to last 25 years or more. Very few Florida roofs installed more than 10 to 12 years ago will still be watertight for another 25 years. If you install solar on a roof that needs replacement in year 6 or 8, you will pay a licensed crew to remove the panels, replace the roofing underneath, and reinstall the array, which runs $3,000 to $6,000 depending on system size and roof pitch.

Coastal Energy installs metal and tile roofs only. We do not install new shingle roofs, and we do not price shingle replacement. Metal outlasts shingle in Florida's sun, salt air and hurricane wind by a wide margin, and a shingle roof reliably fails long before a well-built solar array does. If we re-roof a home before installing solar, that roof goes on as metal or tile, sized to outlast the panel warranty rather than needing a second replacement mid-array.

Metal runs $12 per square foot (a square is 100 sq ft) for a standard mil finish, plus $1.50 per square foot if you want a Kynar color finish. On a typical 2,000 sq ft roof, that works out to roughly $24,000 to $27,000 installed. Tile is quoted per project, since tile work is highly variable by profile, pitch and existing structure. Roofing and solar work both carry our 5 year workmanship and leak warranty from the date of system activation, with equipment covered under separate manufacturer warranties.

When It Is Fine to Install Solar Without Re-Roofing First

Not every home needs a new roof before solar. Metal standing seam roofs often accept clamp-mounted racking that does not penetrate the roofing material at all, which sidesteps most of the remove-and-reset concern. A tile roof installed within the last 8 to 10 years, in good visible condition with no leak history, is also generally a reasonable candidate for solar as-is.
