Delray Beach carries two very different design conversations. Around Old School Square and Nassau Park, frame vernacular and Mediterranean Revival homes fall inside the city's designated historic districts, where the Historic Preservation Board reviews anything visible from a public right of way, including solar panel placement. East toward the Intracoastal, larger estate homes have more roof plane to work with but still go through the same city permitting process.

For a historic district home we typically design around roof planes facing the rear or side yard first, keeping street-facing sections clear when the board requires it, and we submit that package alongside the standard building permit rather than after the fact.

East of the Intracoastal, Delray Beach's estate homes and condo towers along A1A see the same salt air corrosion challenges as the rest of the southeast Florida coast, so we spec coated or stainless hardware for those installs. A number of low lying areas near the Intracoastal also sit in FEMA flood zones, which affects where we place ground level equipment.

Condo and townhome associations, common in developments like Tropic Isle and Delray Shores, control roof and common area work, so multi-family projects go through the board and property manager before a system is designed.
